Beware of real estate jargon! Mid Market, luxury, prestige... Clients are having trouble finding their place, and that's quite normal. Everyone wants to do Luxury these days. However, not all agencies are able to do this. Even though price levels are rising, not everything is top of the range. Not everything is exceptional. There are some very nice properties that fall more into the mid-market category of 700-800k to 1 million euros. Between 2 and 5 million is the luxury category. From 5 to 15 million we are clearly in the prestige category. Beyond that, we speak modestly of non-standard properties.


The top of the range is a subjective definition, but one that ticks off indisputable criteria: location - address - levels of service and that je ne sais quoi that often makes the difference. After that, there is always a variable part that depends on the expectations of the clientele at a given moment.

In 2022, a middle-class apartment, however beautiful it may be but without an exterior, will have more difficulty competing with a beautiful modern flat of the same size with a large terrace. This is the way it is. A house is the same, depending on its exposure.


The sea view is a non-negotiable requirement for high-end and luxury buyers. And when it comes to views on the Côte d'Azur, in Nice, there will always be a premium for a western exposure, for the setting sun, for a full sea view, not just a sea horizon. Hence a strong variation in prices from one property to another. From the marketer's point of view, from the negotiator's point of view, the top of the range is above all a coherence, an attitude, a portfolio of clients and a certain legitimacy. The luxury property market, an expression that is too often overused.


The top of the range is also the unattainable, the dream. And that's what this podcast is sharing here, I'm finishing with a gigantic house that has just arrived on the American market. Look at the photos, it's crazy. This is Tony Parker's house, located near San Antonio (Texas).


The former Spurs star, the French basketball player, is parting with his 10 hectare property.
