  • 2022 will be high end or not

To start the year off right, a new episode of the Avenue Gustave V podcast The year 2022 will be high-end or not ! We can dream, can't we? My name is Jean-Christophe DIMINO, agent at Keller Williams, and you are reading the transcript of the last episode of Avenue Gustave V. My "classified ads" to start with My mission is to sell this apartment-villa. A superb architect-designed house - semi-detached - of 300m2 with a full sea and city view, in Nice-West on the hill of L'Archet. Ultra contemporary. Rough concrete finishings on the ceiling, waxed concrete on the floor. 5 bedrooms, one of which is a master of 40m2. Two very nice terraces, garden, suspended swimming pool. Garage for at least 5 cars, wine cellar. Virtual tour here Price: 2 700 000 euros In Versailles, how about a small 14-room château? Keller Williams offers a residence dating from 1891 located in the heart of Versailles. It is in fact a manor house of 480m2 on 3 levels overlooking a wooded park of 900 meters. Louis XIII style, red brick and white stone façade, slate roof. Majestic hall that opens onto the 4 reception rooms. There are 5 bedrooms on the first floor. Solid oak staircase, mouldings, parquet floor. You will have to pay 4 650 000 euros to acquire this exceptional property. Listed by Keller Williams Fortissimo In the south-west of France, on the way to Santiago de Compostela - not far from Auvillar, one of the favourite villages of the French - I am marketing an old priory of 500m2 very well preserved at a price of 599 000 euros 9 rooms, outbuildings, well and 3500m park, emblematic building of a small village in Tarn-et-Garonne. A full history of the locations can be found in the extended article accompanying this podcast. This figure: 115% growth in Nice and the Côte d'Azur in 2021 regarding the prestige property segment. That is 3 times more than in 2019. To be read in La Tribune online newspaper Beware of real estate jargon! Mid Market, luxury, prestige... Clients are having trouble finding their place, and that's quite normal. Everyone wants to do Luxury these days. However, not all agencies are able to do this. Even though price levels are rising, not everything is top of the range. Not everything is exceptional. There are some very nice properties that fall more into the mid-market category of 700-800k to 1 million euros. Between 2 and 5 million is the luxury category. From 5 to 15 million we are clearly in the prestige category. Beyond that, we speak modestly of non-standard properties. The top of the range is a subjective definition, but one that ticks off indisputable criteria: location - address - levels of service and that je ne sais quoi that often makes the difference. After that, there is always a variable part that depends on the expectations of the clientele at a given moment. In 2022, a middle-class apartment, however beautiful it may be but without an exterior, will have more difficulty competing with a beautiful modern flat of the same size with a large terrace. This is the way it is. A house is the same, depending on its exposure. The sea view is a non-negotiable requirement for high-end and luxury buyers. And when it comes to views on the Côte d'Azur, in Nice, there will always be a premium for a western exposure, for the setting sun, for a full sea view, not just a sea horizon. Hence a strong variation in prices from one property to another. From the marketer's point of view, from the negotiator's point of view, the top of the range is above all a coherence, an attitude, a portfolio of clients and a certain legitimacy. The luxury property market, an expression that is too often overused. The top of the range is also the unattainable, the dream. And that's what this podcast is sharing here, I'm finishing with a gigantic house that has just arrived on the American market. Look at the photos, it's crazy. This is Tony Parker's house, located near San Antonio (Texas). The former Spurs star, the French basketball player, is parting with his 10 hectare property. A sumptuous ranch, with a swimming pool or at least I should say a private water park with slides, caves, diving areas and a man-made river. Of course, there is a basketball court as well as a tennis court and a beach volleyball court, a greenhouse, an orchard and a turtle pen. Essential for a top athlete, a 500m2 sports hall. The sale price is just under 20 million dollars. Source: Uncrate L'intégralité de la saison 3 du podcast est à retrouver içi

  • All about the progressive auction

Interactive selling - or progressive selling - arrives in force at Keller Williams Masséna in Nice The Keller Williams France network is innovating by offering an alternative to the traditional marketing process. The so-called interactive sale - or progressive sale - is a new method in phase with the current socio-economic context. This solution is adapted to new consumer behaviors. How does it work? Progressive selling is a new sales mechanism. It allows you to obtain offers more quickly from buyers who can outbid you without any price limit. Like an auction system, but more favorable to the seller, a starting price is set and the time limit for submitting bids is established. Everything is done at the time of a visit or online, in complete security and transparency. The buyers are in a state of healthy competition. At any time, the seller can accept or refuse an offer if it does not meet his expectations. At each stage, his Keller Williams agent accompanies him and verifies the validity of the offers. As inflation gallops and interest rates rise, the most credit-worthy buyers will regain power. Knowingly overestimating the price of your property in the hope that a miracle will occur is nowadays counterproductive, if not totally vain. Successive price cuts damage the image of a property for sale. An apartment or a house is a perishable commodity like any other. You have to know how to create desire. It is my job to advise you well. More than ever, the buyer wants to have the feeling of making a good deal. Let's give him this opportunity without losing sight of our interest as sellers. When a property is too expensive for his taste, the buyer passes his way, he does not waste time. Often, he doesn't even deign to make a lower offer. He zaps, and moves on to the next one. This method is very common in the United States and Northern Europe and is available from Nice at Keller Williams Masséna. It allows the seller to : 1/ Get attention thanks to a posted sale price open to bids 2/ Obtain offers in a short time, possibly higher than his expectations 3/ Save time (several months) 4/ Keep control of the negotiation from start to finish So, when do we start? A project of sale or purchase. Contact me: Jean-Christophe DIMINO, Agent KW 06 16 95 70 83 / jc.dimino@kwfrance.com
