- Those villas with a fabulous sea view on the French Riviera
Few houses for sale currently have this kind of view. It is the absolute must. However, on the current market in Nice, there are very few properties that can boast this. Candidates for the purchase of such houses often hesitate between two possibilities: buying in the front line to have only blue in front of you or opting for a dominant position with a sea and city perspective. Except that these days, few properties are available for less than two million euros, with either of these criteria. This house for example: 300 m2 spread over nine rooms on the first line of the Cap de Nice. Facing south-west, it offers a unique view over the Baie des Anges to the Cap d'Antibes. Located in one of the most beautiful residential areas of Nice, this mansion is set on a 900 meters plot and has a total of 230 m2 of sunny terraces. Built on three levels, the house is equipped with a lift. Triple living room. Six en-suite bedrooms, each with a view of the sea. Finally, of course, there is a swimming pool with a summer kitchen to enjoy memorable moments with friends and family. PRIX 7.500.000€ This other house below overlooks the bay of Villefranche-sur-Mer and Cap Ferrat. A villa of 160 m² on a plot of 700 meters with swimming pool and pool-house. With seven rooms including four bedrooms and an office. Ideal as a main residence or a simple pied à terre. PRIX: 2.200.000 € In a much more contemporary spirit, I am selling this 300 m2 architect-designed house in Nice-West. Perfectly distributed around a huge living room opening onto a terrace with a swimming pool, this property has four en suite bedrooms opening onto the garden, including a 40 m2 master bedroom with bathroom, shower and dressing room. PRIX: 2.700.000 € Lastly, among my competitors and no less partners - since we work well together - C21 Lafage Transactions offers this other architect's house in the commune of Villefranche-sur-Mer. With a surface area of 300 m2 and five bedrooms, this villa enjoys a panoramic view from Cap Ferrat to Cap d'Antibes. PRIX: 8.500.000 € Intending to sell or purchase some real estate ? - Heinrich Dressel signs a very original soundtrack of Cimiez, Nice
This is an electronic ode to Nice's poshest neighbourhood. The impression we keep of a place is often linked to colours, scents, laughter or silence. In other words, emotions that are as much visual as they are audible. So when you are a musician, the phenomenon is necessarily multiplied tenfold. The Italian producer Valerio Lombardozzi, alias Henrich Dressel, has been an adopted citizen of Nice since the spring of 2020 and shares his perception of Nice as a place to live. It is to be discovered on streaming platforms in an EP released in mid-June 2022. Five tracks that can be found under the generic title of The Promenade. The wanderings of a 44 year old Roman exile lost in a mysterious Nice - in full confinement - after having found love there. Italo Disco but not too much Heinrich composes as a worthy heir to Giorgio Moroder. His retro-minimalist universe is cleverly cinematographic and gently melancholic. His discography, which began in the 2000s, is played on stage as a solo act or with other musicians. His productions can be found in horror films - his preference - and in documentaries. The synthesizers revisit sounds that have fallen into the collective unconscious, echoing the 70s and 80s. I'll let you discover the track entitled Cimiez which closes this new EP. Cimiez by Heinrich Dressel is the antithesis of the image of a purely bourgeois and conservative district. This 5 minutes piece offers a gateway to the whole of the scores of an Italian artist whose pseudonym was borrowed from a German archaeologist - also born in Rome - in the 19th century. - The summer exhibition in Cimiez, Nice
Dialogue between Henri Matisse and one of his living heirs, David Hockney. It is the ochre lighthouse of the Cemenelum site. In the garden of the Cimiez arenas, the Matisse Museum is engaging this summer in an original dialogue between two great painters: David Hockney and Henri Matisse. Another way of looking at Matisse through the eyes of his contemporaries, and even his heirs. The exhibition Hockney - Matisse. Un Paradis retrouvé opens with the most recent series Fresh Flowers, digital paintings on iPad screens made in Normandy, where the 84-year-old artist lives. The tour of the Matisse Museum's collections is thus guided by David Hockney's work in the form of a mirror effect. The Côte d'Azur joins California through the themes of the pool, the window and the lush garden. The similarities between the work of David Hockney and Matisse become more disturbing from room to room. Line drawings, moving landscapes, inhabited bodies, and a common desire to embrace reality. The same taste for vivid colours is also present everywhere. Seventy works by David Hockney are presented, dating from the 1960s to the present day. The works by David Hockney are from the artist's collection and that of the David Hockney Foundation, Los Angeles. Hockney – Matisse. Un Paradis retrouvé, Musée Matisse jusqu'au 18 septembre 2022
- Aboriginal art on display in Nice at Keller Williams
With DZ Galerie, contemporary Aboriginal art is on display at kw Masséna. DZ Galerie was born from the travels and childhood dreams of its founder Didier Zanette. His gallery is a precious setting in Nice, where everyone can find their share of escape, history and emotion. An expert in Oceanic art, Didier has travelled the world for 30 years, living with the tribes of Papua New Guinea, the Aborigines of Australia, the Kanak, Vanuatu and Mahoran peoples. He has travelled through Burma, Indonesia, China and West Africa to discover, collect and photograph ancestral works and know-how. An oral culture The Aboriginal paintings, both large and small, that hang on the walls of our 500m2 Market Centre are all from Australia. Aboriginal culture has been passed down orally from generation to generation for tens of thousands of years. It is only in recent decades that Aboriginal artists have burst onto the contemporary art scene. Taking up the themes and codes of their own culture. Among the artists presented is Abie-Loy Kemarre, born in 1972, whose works have joined the collections of the Metropolitan Museum of Art in New York since 2018. Bush Medecine Leaves Serie byr Abie-Loy Kemarre These contemporary paintings reflect a culture that is oriented towards the earth and the elements, which you can learn about during the opening. - How much is the Nellcote villa worth ?
This residence belonging to a Russian oligarch is in the crosshairs of the authorities. Full view on the harbor, 800 m2 of belle époque style. Behind its monumental gate, it was one of the most discreet residences in Villefranche-sur-mer. However, this mansion, which has had several lives, is one of the most exposed properties of the moment. The Russian oligarch Victor RASHNIKOV has been the owner for the past fifteen years. Today, the businessman who made his fortune in steel can no longer dispose of his property because of the financial sanctions in force since the invasion of Ukraine by Russia. The assets - real estate in particular - of a black list of Russian oligarchs are frozen until further notice. What would be its value in 2022? Officially acquired for 83 million euros in 2007, Nellcote has since been completely renovated. Its value would possibly be 110 to 150 million but Victor RASHNIKOV has little hope of seeing the color in the current state of affairs. Even if the confiscation of a property is legally contestable in France, the European Union is demanding that it be put up for sale - just like about thirty other oligarchs' homes on the French Riviera - to finance the reconstruction effort in Ukraine. By way of comparison, neighboring plots are trading at around 50,000 euros per meter, according to the daily Nice Matin. Melody in the basement In the summer of 1971, the rather faded villa resounds with the sound of rock guitars. Nellcote saw the birth of a Rolling Stones album: Exile On Mainstreet, the band's one and only double LP. Love at first sight. The place inspires Keith Richards who chooses to settle there with his girlfriend and his son. This improvised recording studio has a particular acoustic in its basement. A book with pictures testifies of this musical parenthesis. And the incredible past of a villa whose owners have been marked by history. For the book Les Rolling Stones et la Villa Nellcote, la véritable histoire d'une villa mythique , i've invited the journalist Benoît JARRY in my audio podcast. The photographer Dominique TARLÉ lived that summer in black and white, in the intimacy of the group. The whole interview is to be found in this episode of July 2021.
- The irresistible international momentum of RED Day
Every year, on the same day, kw agents give their time to benefit local initiatives. This is one example of the Keller Williams value system. Present in some 50 countries, the group born in the United States has been working since 2009 to redistribute good vibes around it. Every year, the second Thursday of May is the occasion for coordinated actions of unparalleled scope: 190,000 agents, franchisees and employees take to the field wearing the same red T-shirt with the RED Day logo. The aim of the operation? To give back a day of their time, right where they live and work. A day of giving and sharing in the service of others. Mission led in 2021 by Keller Williams Masséna teams (credit @Louis-Marie Tortiello) "RED Day is undoubtedly the most representative day of the Keller Williams culture, which is based on the strength of the collective," according to Jérôme Fabre, President of Keller Williams France and Monaco. "During this day, Keller Williams Agents and Leaders from all over the world are happy to put themselves at the service of those who need it. To come together to give their time and energy to the same cause. It's also a way to say thank you to all the communities that welcome our company every day."
- Notary fees in France, will you know how to distinguish the true from the false?
No worries, even French people don't know everything about notary fees system. Whether you are a first-time buyer or a seasoned investor, you might don't know everything about the way notary fees are made of. Acquisition fees are not intended for the notary True and false. The notary fees are made up of these items : taxes and duties the notary's remuneration expenses and disbursements Taxes, which make up 80% of the total, are paid to the Treasury on behalf of the buyer. The fees and disbursements are used to pay for the services of external parties or to pay the fees for consulting the land registry and other official registers. The public officer keeps only the sum corresponding to his remuneration. The amount of his emoluments is fixed by law and represents approximately 10% of the acquisition costs. It is always the buyer who pays the notary fees False. It is customary for the buyer to pay the acquisition costs but this is not an obligation. Some sellers, who wish to find a buyer quickly or to stand out from the competition, offer to pay the notary fees. Be careful, however, that this expense is not passed on to the selling price! The acquisition costs are the same everywhere False. If the professional's fees are the same throughout the country, the same is not true for registration fees. The law has set a minimum and maximum rate for the land registration tax (TPF), the main tax paid when buying real estate. But the departments are free to adjust this rate for a transaction in the former. For example, in Indre, Isère, Morbihan and Mayotte, the TPF is 3.80% compared to 4.50% in the rest of the country. Some departments and municipalities go even further by granting abatements on the TPF calculation base and an exemption from transfer duties for certain transactions. Notary fees are less expensive in new homes True. When you buy an apartment from a professional, you benefit from a reduced rate for the TPF and you do not have to pay the communal part of the TPF. The maximum overall rate of TPF for new properties is 0.71% and 5.81% for old properties. The real estate security contribution (CSI) remains the same: 0.10% of the price of the property. Thanks to this advantage, the acquisition costs represent 2 to 3% of the value of the property in the new against 7 to 8% in the old. It is possible to obtain a reduction on the notary fees True. The law allows notaries to apply a reduction on the amount of their fees. They can proceed to a 20% reduction of their remuneration calculated on the part of the transaction higher than 100 000 euros. This practice must be applied to all acts performed by the notary's office and clients must be informed of it. Call me now to arrange a personalized study. - Real estate, a divinatory art?
Wait a moment, I'll get my crystal ball... Is real estate a divinatory art ? Some days, forgive me, I would tend to think so. I talk to so many buyers who are obviously convinced that it is... I'm talking about those phone calls about the house/apartment mandates I'm in charge of. Regularly, I find myself answering a flood of more or less precise, more or less technical questions - well, that's my job, no problem - but beyond the police interrogation to which I willingly submit, I often find myself having to answer indirect questions, to preconceived ideas on the part of my interlocutors. Questions that are more of an intuitive or clairvoyant nature. I won't go into details, it just seems to me that the time is ripe for a generalized distrust of public speech and therefore of commercial arguments. The lack of face-to-face contact, the omnipresence of screens behind which we hide and believe we are invested with a mission to track down the truth, to foil all kinds of traps, all this distorts interactions and disrupts relations between humans. Even more so when it comes to transactions. "Pardon mais certains jours, je me pose la question." In my profession - real estate - all it takes is one photo, one angle of view, one detail in the décor to start the fabrication machine. And here I am in the role of the one who has to recontextualize, to rectify this or that false assertion, to answer to the speculations simply. No, real estate is not a divinatory art. Don't rely on the photos that flash before your eyes. Don't make up your mind alone behind your screen. Call the agent, even if it means asking crazy questions, making mistakes, or confusing it with another property you liked, it doesn't matter. I understand if you knew. There are so many alerts, so many requests that you lose track. So, move around, come on the spot. Say exactly what you are looking for. Don't hide anything about your intentions, your financial means. Be confident. Mistrust is toxic, my friends! Real estate is not a divinatory art, it's a public speaking art. Yes, I know it may surprise you. It's not all stone, concrete, and zeros behind... We'll talk about it when you want. - Meet the man behind Keller Williams
Biography of Gary Keller, a native Texan who founded a global real estate giant often imitated, never equalled. Nearly 40 years ago, the embryo of a real estate network was born in Texas, which first spread to the United States and Canada before spreading to the rest of the world a few decades later. Keller Williams is known as the largest real estate franchise in the world, with more agents and consultants than any other network. That's about 190,000 agents, including more than 15,000 outside North America. In France, there will soon be 3,000 of us in some fifty Market Centers. What is specific about the kw network in France? You will only find one agency per territory, which is called a Market Center (registered trademark) of at least 400 m2 - like the one in Nice Masséna - offering a large number of workstations, training rooms and other offices dedicated to welcoming our customers-sellers and buyers. Keller Williams is often presented as a hybrid network, both installed and operating in the same way as a network of agents. Except that the window agency is retained - even amplified - unlike virtual networks that are only present in the homes of their employees. Based on the added value that an agent brings, the sharing of knowledge, technology and training, kw is not a network like the others. There is a lot of its founder Gary Keller in its DNA. Still at the helm since the beginning, this man with the eternal moustache was born in Pasadena (Texas) in 1957. He embodies the values of a company that is often imitated, never equalled. People helping people A 1979 graduate of Baylor University in Waco, Texas, with a degree in marketing and real estate, legend has it that he got his start in the business by selling five properties in his first month on the job. At 26, he became vice president of expansion for the largest real estate company at the time in Austin, Texas. Three and a half years later, he founded his own company, which quickly became the most successful in the city, a position it still holds today. Originally partnered with Joe Williams for the business division of the company, Gary retained the Keller Williams brand as a tribute after his partner left some time later. In the Think Like a Ceo podcast he confides this anecdote: "Although business was good, my wife and I still had our old Ford Taurus. I continued to pick up my investors at the Austin airport in that car for a long time, which surprised many in the business. Likewise, we saved enough money to buy our first two homes without taking out a loan. I didn't want to become a slave to a bank. A few years earlier I had lost everything in a bad deal." His philosophy is "people helping people". Everything is based on the idea that the real estate industry is a huge social network. Connecting people, generating contacts, following up on clients is an elementary dogma for those who want to flourish in this business. The rest is a matter of training, good education and business sense. Simple on the surface, but more complicated than it seems. In 2014, kw inc passed the 100,000 agent mark in the US. In 2018, it passed 180,000 worldwide. By 2022, the network will be present in some 60 countries. Gary Keller is the author of several best-selling books in North America, including The Millionaire Real Estate Agent, The Millionaire Real Estate Investor, SHIFT: How Top Real Estate Agents Tackle Tough Times, and The ONE Thing: The Surprisingly Simple Truth Behind Extraordinary Results, a guidebook that reached number one on the Wall Street Journal bestseller list. He received the Ernst & Young Entrepreneur of the Year Award and was a finalist for Inc. magazine's Entrepreneur of the Year Award. REALTOR® magazine named him one of the most influential thought leaders in the real estate industry. A REAL Trends survey identified Gary Keller as one of the five "most admired people" in the real estate industry. In 2015, Inman News named Keller as one of the top real estate "movers and shakers" in the industry. In 2016, Swanepoel named him one of the five most powerful people in residential real estate. In 2020, Gary Keller officially stepped into a new role as executive chairman of KWx, transferring all of his previous responsibilities and duties at Keller Williams to the position of chairman. A philanthropist and arts advocate, Gary Keller is an amateur guitarist who still jams occasionally with other musicians of all ages. By the way, he also enjoys fly-fishing. A businessman like no other. Want to know more about the kw model? Call me now to arrange a personal study of your sales project. - Offices converted into luxury housing, the example of New York
This week, I have selected 3 news items in the high-end segment. I talk about high-end real estate in this podcast and, above all, I practice it on a daily basis. My name is Jean-Christophe DIMINO, agent at Keller Williams, and you are reading the enriched version of the last episode of Avenue Gustave V. My selection of properties to start with Direction New York and the So Ho district where the New York branch of Keller Williams offers a former artists' residence transformed into a boutique hotel 10 years ago. A historic red brick building dating from 1825 located at the corner of Broome and Crosby street. The owners are French. There are 7500m2, 14 rooms, a restaurant, a patio, a rooftop. Selling price: 20 million dollars Source : kw New York City Would you rather have your feet in the water in Cap de Nice? Well, my agency Keller Williams Masséna is selling a Californian villa of 286m2 with private access to the sea. Price: 5 390 000 euros. Video below. Source: kw Luxury France And then I also have what we call Off Market, goods for sale in a confidential way. For example: Top floor in Nice with a huge terrace at 835,000 euros, or a 500m2 property near Mougins at 2,350,000 euros. This list is obviously not exhaustive. Are you a buyer, are you a seller ? We really need to talk. Contact me ;) High-end, even hyper-luxury real estate. Is this market segment unsinkable? I would say yes, with a few reservations, the important thing is the address, the address, the address, but to form an opinion I recommend an excellent report published in the newspaper Les Echos entitled Le Renouveau de l'immobilier de Luxe available online. The requirements of buyer clients, the most sought after cities, the types of property that are snapped up. It's pretty well done, but a print journalist, even a well-informed one, can never replace the expertise of a specialist agent working in the field. And with me you have the combo, agent and former journalist so do not hesitate to contact me directly for any personalized study. I work in Nice, the Côte d'Azur and elsewhere in the world thanks to my network of selected contacts in 55 countries, including some thirty cities in France. Source: Les Echos Its façade undulates like a theatre curtain I mentioned above 431 Broome Street, the famous boutique hotel in Soho New York, which is for sale at 20 million dollars. Supply can only increase as offices are gradually converted to residential. I invite you to take a look at One Wall Street, a famous building located in the heart of Manhattan's Financial District at the corner of Broadway and Wall Street opposite Trinity Church. Its limestone facade undulates "like a theatre curtain" according to architect Ralph Walker's wish, inducted as "Architect of the Century" by the New York Times. So One Wall Street, this 56-storey Art Deco building that rises to 200 metres was built between 1929 and 1931. It was occupied for years by the Bank of New York, and today it is under construction, no more and no less than the largest current operation to transform offices into housing. A 2.5 billion dollar project. The price of the future flats is still unknown. But we have a pretty good idea.
